Pre-LIsting Prep $575

What It Is

Hands-on decluttering and organizing support to get the home photo-ready. This is execution, not consultation—I roll up my sleeves and work alongside the seller to actually get the work done.

 

What's Included

  • 30-minute walkthrough to assess current state and prioritize spaces

  • 5-6 hours hands-on decluttering and organizing

  • Focus on rooms that matter most for listing photos: kitchen, living room, primary bedroom, bathrooms

  • Donation coordination: sorting, bagging, and one drop-off run to local donation center

  • Clearing countertops, surfaces, and visible clutter

  • Final walkthrough to confirm home is photo-ready

Professional Staging $900

What It Is

Professional furniture arrangement and styling using the seller's existing furniture and décor. No rentals, no fake living rooms—just expert design making the home look its absolute best for photos and showings.

 

What's Included

  • 30-minute assessment of current furniture, layout, and décor

  • 4-5 hours professional styling with Kari (my design assistant)

  • Furniture rearrangement for optimal flow and photo appeal

  • Strategic décor placement to highlight the home's best features

  • Depersonalizing while keeping spaces warm and inviting

  • Shopping list for small finishing touches if needed (throw pillows, fresh flowers, small décor items—seller purchases)

  • Final styling adjustments to ensure everything photographs beautifully

The full package—decluttering, organizing, and professional staging all handled by one team. We take the home from cluttered and overwhelming to photo-ready and beautiful.

 

What's Included

  • Everything from Package 1: 5-6 hours decluttering and organizing

  • Everything from Package 2: 4-5 hours professional styling with Kari

  • Comprehensive donation coordination (sorting, bagging, drop-off)

  • Two-phase approach: declutter and organize first, then style second

  • Complete transformation to listing-ready

  • 9-10 hours total hands-on work

 

Perfect For

  • Sellers who need the full transformation

  • Homes that need both decluttering and professional styling

  • Realtors who want one vendor handling everything start to finish

Timeline
